To begin the application process, each prospective applicant over the age of eighteen (18) years must complete a separate online application in entirety, submit a non-refundable application fee, provide required documents, and agree to terms. If there is more than one applicant, your applications will be blended to arrive at a decision on overall results.
Our applications are not property specific. You will be qualified for a set amount based on your income and you can view anything in that price range.
REQUIREMENTS:
– non-refundable application fee: $45 per applicant (credit or card/ money order)
– photo ID: current & government issued
– verifiable income: check stubs for the most recent 60-day pay period (4 bi-weekly, 8 weekly, or 2 monthly)
– residential history: current address and at least one previous address
– employment history: must be employed at current job for at least 90 days
– list of financial obligations: loans, credit cards, etc.
– list of all occupants: 18 years of age and dependents
– emergency contact: that will NOT be living in the home with you
– pet information (if permissible): please list all required pet details / pet fees – flat fee of $50 per month will be owed on top of the rent charges / No pet restrictions
REASONS FOR DENIAL:
– information provided on application/documents is incomplete and/or proves to be false/misleading
– rent-to-income ratio exceeds 30% net earnings (rent x 3 = net income)
– less than 3 months steady employment and/or irregular work history
– eviction proceeding(s) during past 24 months
– past or present rental debt, delinquency, or outstanding balance owed & bankruptcies under 2 years old
– major collection or judgment action
– delinquent utility status
– delinquent trade line history (past 24 months)
– delinquent past/present financial obligations
– unfavorable landlord verification
– criminal history
